Site conditions and constraints

Bedroom wardrobes were built around restored teak door heights — custom modules rather than standard 7 ft boxes. Sliding mirrors faced the window wall to bounce light into a north-facing master bedroom.

Kitchen transformation within tight footprint

The 9×7 ft kitchen received a parallel layout: tall pantry on one end, hob and sink on opposite wall with quartz counter. Chimney ducting ran through a false bulkhead matching ceiling height transitions original to the flat.

BWP plywood carcasses and soft-close hardware were specified for monsoon resilience. Tile backsplash in handmade-look ceramic bridged old Kolkata aesthetic with easy-clean surfaces for daily fish and tadka cooking.

Electrical, AC, and invisible upgrades

Rewiring happened through ceiling cavities and new false ceiling zones in bathrooms only — living room wires chased minimally into plaster and patched by skilled masons colour-matched to existing walls. Split AC units placed to avoid drilling heritage window transoms.

LED cove lighting replaced tube fixtures without lowering the 11 ft living ceiling visually. Dimmers preserved evening warmth compatible with antique floor lamps the family refused to retire.

Handover occurred fourteen weeks after civil start, two weeks ahead of Durga Puja — the family's non-negotiable deadline for hosting. Final snag list had eleven items; all closed within five days.
